How Much Does a Container Home Cost?
Most answers to this question quote a range so wide it is useless, somewhere between $10,000 and $250,000. We sell container homes and offices, so this article uses the prices of the 15 units we currently hold, then adds the costs that sit outside the sticker price. Prices were checked on the day of writing and can change with stock.

Two things stand out. First, a 20 ft container home starts at about $4,000, which is less than most people expect, because the shell itself is the cheap part. Second, the 40 ft range runs from $6,349 to $30,490 for the same footprint. The difference is entirely finish: the $30,490 unit is a luxury prefab with folding sandwich panels and a fitted interior; the $6,349 unit is a modern prefab shell.
What drives the price
- Size. A 40 ft box has twice the floor area of a 20 ft, about 320 sq ft against 160 sq ft, but the shell costs well under double. Per square foot, 40 ft is cheaper.
- Finish level. Insulation, drywall, flooring, a kitchen and a bathroom add more than the container itself. Our finished one-bedroom 40 ft unit is $14,549; the bare 40 ft shell conversion is $7,549.
- Plumbing. A bathroom and kitchen mean water in, waste out and a water heater. Units with a built-in water tank or bathroom sit at the top of each size band.
- Windows and doors. Every opening cut into a container needs a steel frame welded in. Glass-front offices and units with 80 sq ft of glazing cost more than a shell with one door.
- Prefab versus converted. Prefab units with folding panels ship flat and assemble on site; converted shipping containers arrive as one piece. Prefab can be cheaper to freight but needs assembly labour.
Costs the sticker price does not include
These are the items that turn a $7,000 container into a $20,000 project. Budget for them before you compare unit prices.
- Delivery and placement. A 20 ft unit travels on a tilt-bed truck; a 40 ft unit usually needs a flatbed and a crane or a tilt-bed with clearance to slide it off. Cost depends on distance and access, so get a quote for your address before you order.
- Foundation. A container needs a level, load-bearing base: concrete piers or footings at the corners at minimum, a slab for a permanent home. Sloped or soft ground costs more.
- Utility connections. Power, water and sewer or septic. Off-grid units with a water tank and solar reduce this, but do not remove it.
- Permits and zoning. Most jurisdictions treat a container home as a permanent structure, and some do not allow them in residential zones at all. Check before you buy, not after delivery.
- Insulation and climate control if the unit you choose is a shell. Steel conducts heat; an uninsulated container is not habitable in summer or winter in most of the US.
Container home or container office?
The cheapest route into a container building is an office, not a home. A converted 40 ft open-plan office at $7,849 arrives insulated with electric heating and needs only a pad and a power feed. A home adds plumbing, a kitchen and a bathroom, which is where the cost climbs. If you need a backyard office, a site office or a studio, buy an office unit and save the plumbing money.
